Hartleigh Estate

Background

Hartleigh Estate is part of the Clyde Creek Precinct Structure Plan and one of several projects within the PSP delivered by Beveridge Williams.

As one of the first developments in this area of Clyde, the site required significant enabling works, including upgrades to major external roads, water supply, sewerage, and main drainage infrastructure.

The nineteen-stage estate has now been successfully delivered, creating an attractive living environment with 25% of the development dedicated to open space. This includes a neighbourhood park, district sporting fields, and two lakes – key elements of Melbourne Water’s Clyde Creek Drainage Scheme for stormwater management and water quality improvement.

Positioned close to the proposed Town Centre and future railway station, Hartleigh provides a wide range of affordable living options through both conventional and medium-density housing.

The estate totalled 67 hectares across 19 stages and cost in the vicinity of $95M.

 

Project Achievements

  • Secured revised planning approvals, enabling development to proceed efficiently and in alignment with PSP objectives.
  • Delivered a comprehensive masterplan integrating infrastructure, services, and open space to support a vibrant new community.
  • Designed and constructed wetlands, retarding basins, and waterways that provide long-term stormwater management and environmental benefits.
  • Implemented interim and temporary stormwater solutions to facilitate early development while maintaining flood protection and water quality.
  • Constructed a new branch sewer, unlocking development capacity and servicing future growth in the Clyde corridor.
  • Coordinated with neighbouring landowners to deliver shared infrastructure upgrades, including major roadworks and drainage, reducing costs and maximising efficiency.
