Overview

Beveridge Williams’ environmental division completed a Preliminary Contamination Assessment of a former market garden and irrigation dam (part of the Eliston Estate).

The site presented numerous potential contamination risks that require appropriate assessment and management. The assessment was to inform a Preliminary Risk Screen Assessment (PRSA) at the site. The PRSA process, newly introduced in 2021, is a new component of the contaminated land planning pathway and are exclusively completed by EPA-appointed Environmental Auditors.

Beveridge Williams maintains a working relationship with a roster of Environmental Auditors to facilitate the assessment process.

 

Work Undertaken

A detailed site history review was completed at the site to determine any potential historical contamination risks, which included a review of:

  • Historical aerial photography
  • Historical certificates of title
  • Historical street directories
  • The EPA Priority Sites Register and List of Issued Environmental Audits
  • The Victorian landfill register
  • A WorkSafe dangerous goods search & MSDS records
  • A Cathodic Protection Systems Search
  • Geology
  • Hydrogeology
  • A site inspection

A soil sampling and testing program was completed at the site. Soil testing concentrations were reported below the applicable Human health and ecological criteria. In summary, Beveridge Williams considered the site suitable for the intended use (residential) and other less-sensitive land uses.

Beveridge Williams’ Preliminary Contamination Assessment was a critical component of site redevelopment via the new PRSA pathway.
