Background
Sherwin Rise by Lendlease Retirement Living is located 25Km north of the Melbourne CBD and a short 300 metres from the Aurora Community Shopping Precinct. It comprises of a brand new and exclusive over 55’s retirement village that boasts an excellent location and villas with resort style facilities. Lendlease Retirement Living commenced the planning of the project in early 2017, followed by design and then construction throughout 2020. Beveridge Williams is proud to have being engaged as the lead consultant to deliver the project.
Challenge
The major challenge was servicing this development in terms of sewerage and drainage. There was no existing infrastructure in the near vicinity of this development, and the site was generally grading toward a downstream private property. This meant the outfalls must run through another developer's land to be able to connect to existing mains. Beveridge Williams as the lead consultant and project manager of the job had to liaise with the neighbouring developer and their consultants as well as the City of Whittlesea, Melbourne Water and Yarra Valley Water to make sure the development ran as smoothly as possible whilst remaining on-time and on-budget.
Solution
Beveridge Williams took ownership of the project as a whole and commenced design of the outfall sewerage and drainage through the downstream developer's land. It was very challenging and a work in progress, as the development layout of the downstream property had, at that stage, not being finalised and approved by the Council. We gathered all the information, and with the collective wisdom that we have in-house, we prepared a comprehensive design that could satisfy all of the requirements of the related stakeholders and authorities. The design was sent for review and comments, and to speed up progress, Beveridge Williams organised a meeting with the downstream developer and their consultants to resolve any issues and concerns; the result being an agreement on the spot by all parties. Coinciding with this positive outcome, the final design had been prepared, sent to the authorities and received approval.
Outcome
Reaching an agreement with the neighbouring development for delivery of significant infrastructures via their property was one of the considerable achievements of the project. As a result, construction of the outfalls commenced at the right time and continued with absolutely no issues nor disruption. Beveridge Williams managed to finalise this task with the least amount of time and cost impact possible and the client acknowledged and appreciated all that the team had contributed to give them the outcome they expected.
