The project is a Brownfield redevelopment of an inner city industrial site comprising of 377 apartments in four buildings and 59 terrace houses with basement car parking for 741 cars. Frasers Property Group required a land titling solution that provided individual ownership within management of the overall site. Because Beveridge Williams Sydney had previously completed a similar project for Frasers Property Group on time and within budget, and had demonstrated we had the technical experience and staff resources to complete the works, we were engaged be part of this exciting project.
The client required Beveridge Williams to provide a registered land title for settlement of each dwelling immediately upon the completion of each building stage. We also provided a method of staged settlement of dwellings within a titling structure that allowed a shared management of the community facilities in the overall development. The surveying team had to work closely with the builders to ensure that the survey plans could be completed in the construction phase to allow approvals from authorities to be obtained for registration of plans at practical completion of the dwelling. To ensure that the base subdivision plan was in place to provide the titling hierarchy, the construction and survey works had to be completed 18 weeks before practical completion of the first stage building to ensure that individual authorities consents could be obtained to allow registration of first individual titles. All survey plans were registered, and titles issued prior to dwelling completion to allow client to issue purchase notices to complete settlement immediately as the dwelling was ready to be occupied. A system of subdivision plans was proposed to allow a management committee to be established to oversee the community facilities in the development, whilst still allowing owners to be responsive only for the building that they live in.
