Beveridge Williams’ ability to provide ‘end-to-end’ services for subdivisions [including surveying, town planning, civil engineering, landscape design and project management] proved to be of considerable benefit to our client, 12 Bonshaw Pty Ltd, insofar as delivering a seamless and efficient process that met the client’s expectations for a quick planning permit turnaround time.
Located in Webb Road, Bonshaw [near the growing Delacombe Town Centre], the site was one of a number of smaller fragmented parcels in the Ballarat West Precinct Structure Plan [PSP] necessitating the subdivision being designed to meet the land assembly objectives of the PSP.
This meant that in siting the internal roads and utility services, we had to have regard to the overall planning for the PSP so as to future proof neighbouring lands. Coupled with the high demand for residential land in the Ballarat region, Central Highlands Water was prepared to bring forward necessary water supply and sewerage works for the area.
With a focus on lot yield and efficient design of roads and services, the subdivision resulted in the creation of 37-residential lots and a larger lot capable of accommodating a childcare centre.
Despite delays with settlement between the vendor and our client, we continued to progress the necessary work to ensure the timely delivery of the planning permit. The key to achieving this was a good working relationship with the statutory authorities and our capacity to provide all of the required services.
