Ashbury Estate

Project Overview

The Ashbury Estate is a landmark master-planned residential community located within the Armstrong Creek Horseshoe Bend Precinct. Encompassing approximately 1,200 lots across 36 stages, it represents one of the region’s most significant growth areas. To date, Beveridge Williams has successfully delivered 31 residential stages, playing a pivotal role in transforming this vision into a thriving community.

Some of the key deliverables outside of the residential stages have included a wetland, a temporary evaporation basin, a sewer pump station, parks, open spaces designated for future sports fields, a local activity centre, a community centre, and a school.​

As part of the broader project delivery, Beveridge Williams has also delivered critical external infrastructure, including:​

  • The upgrade of Horseshoe Bend Road and Boundary Road​
  • Two signalised intersections​
  • Large twin sediment basins for stormwater management

 

Work Undertaken

Beveridge Williams has provided a comprehensive suite of services across the project, including:

  • Civil Engineering Design – delivering high-quality residential and external infrastructure design solutions.
  • Construction Management – overseeing the delivery phase to ensure works are completed on time, within scope, and to the highest standard.
  • Project Management – engaging with stakeholders and coordinating inputs to keep the project on track.
  • Landscape Architecture – designing and managing the DCP ultimate basin (proposed SBRB basin) and open space areas.
  • Water Resources Engineering – providing specialist support in the design of the ultimate basin and addressing the Council’s technical queries regarding SBRB

 

Beyond residential stages, our team has successfully delivered essential community infrastructure to ensure Ashbury Estate is both liveable and sustainable.

Key outcomes include:

  • A wetland and temporary evaporation basin.
  • A fully operational sewer pump station.
  • Parks, open spaces, and reserves are earmarked for future sports facilities.
  • Provision of land for a local activity centre, community centre, and school.
  • External key infrastructures were delivered including the following:
    • The upgrade of Horseshoe Bend Road and Boundary Road.
    • Two signalised intersections are being installed to improve traffic flow and safety.
    • Large twin sediment basins providing robust stormwater management for a significant Armstrong Creek Catchment.

To support project delivery, Beveridge Williams established its Geelong office in late 2019, and by the end of 2020, the project was being managed almost entirely from the Yarra Street office. This local presence reflects both our commitment to the region and our contribution to the success of the Ashbury Estate.
