Birling Estate

Project Overview

The Birling Estate project represents the creation of a new, connected community in Bringelly. It is designed to bring together residential, commercial, and recreational spaces within a vibrant master-planned environment.

Envisioned as a thriving neighbourhood, the project will ultimately deliver around 2,100 residential lots complemented by a central town precinct, sports and recreation facilities, generous open spaces, and upgraded civil infrastructure.

With a focus on community-building, the development has been designed to create a sense of place, balancing housing diversity, accessibility, and lifestyle amenity. This vision underpins the collaborative effort between the client and BW’s project management team.

Currently, BW is leading the delivery of Stages 3–7, encompassing approximately 420 lots, where our role centres on transforming the client’s vision into a sustainable and well-integrated urban environment that supports future residents and businesses alike.

Work Undertaken

As the appointed Project Manager, BW oversee the complete coordination of design development, statutory approvals, and stakeholder engagement. Our objective is to ensure that each stage of the Birling Estate progresses efficiently, adheres to schedule and budget, and achieves the client’s long-term community objectives.

Lead Project Manager, Brendan Stokes, with dual expertise as a Chartered Civil Engineer and experienced Project Manager, ensures a proactive, technically grounded approach to project delivery. His leadership enables the team to identify design and construction efficiencies early, reducing risks, managing costs, and streamlining delivery pathways.

Our multidisciplinary support team complements this leadership by providing peer review across survey, engineering design, town planning, flooding and water resources, and water and sewer reticulation. This integrated approach enables BW to de-risk complex infrastructure and subdivision projects, enhance constructability, and maintain the design integrity of the community vision.

Through a combination of technical excellence, collaborative management, and a commitment to community outcomes, BW continues to help bring the Birling Estate vision to life, creating places where people will live, work, and connect for generations to come.
